Good Schools Matter.


As a twelve year veteran of the real estate industry, the single most asked question of my clients is:  “Where can I get information on schools in the area?” Good Schools Matter to Everyone.
Research test scores, student, and teacher information are all of consideration for families looking to relocate to a new area because they look to take advantage of the high performing public schools when at all possible.
A community's public school system really drives the location choice for most of the home-buying public; it's a reflection on future resale value.
High quality schools draw home buyers to an area.  If you think about it, schools are the bottom line of every community.  No Kids?  We all benefit from good public schools.  When schools are good, property values are higher and communities thrive.

When beginning your search for a property to lease, it is a good idea to obtain local maps and guides.   Use the internet mapping services like Google Maps to find a property under consideration. Then use driving instructions, to get directions and find out how far it is from your job or other landmark.  Try http://schools.ajchomefinder.com/ to discover information on education in the area you select. 

Gather information you will need to complete the lease application in advance. You may need the name, phone number and address for current and prior employers, current and prior landlords name and phone number, your current and prior addresses, bank account info. in case of emergency contact person and their phone number. And, of course, bring your checkbook with two blank checks, one for the application fee and one for the lease holding deposit. 

When inquiring about leasing a property, provide the following information. This will allow us to help you find what you are looking for in the most efficient manner. 
1. What area of Atlanta are you interested in?  Name the county and/or city. 
2. What is the lease range amount you are looking for? 
3. How soon can you move in? 
4. What type and size home are you looking for? 
5. How long of a lease are you looking for? (Most houses have a 12 month minimum) 
6. Who will move in with you? 
7. Do you have pets?  If so, describe the type, breed, size. 

Here is some general information about leasing a home in Atlanta. However, each company sets their own policies and this is merely general information to help you, the leasing prospect, understand what is involved.

Applications fees in Atlanta average about $50. Security deposits are normally equal to one month's lease and are due in certified funds at time of move in. A lease holding deposit equal to the first months lease is generally due with the application and may hold the property for you, once approved. Pet fees or deposits vary among landlords. Always ask how much is refundable. 

The lease term for a home lease usually is for a minimum 12 months but up to 24 month or longer are available in some cases.
